The Gulf Coast Communities remain very viable investment areas. They are filled with Casinos both in existence and more than a dozen coming on line in the next five to seven years. In addition to the Casinos the various trades will expand as the service support industries to the casinos are in demand. Schools and hospitals are on the drawing board and in Bay St. Louis the City has contracted for the feasibility of a Marina right off of Beach Boulevard.
To spur the economy and recovery the Federal Government is offering an incredible Tax Incentive to selected investors, who invest in residential rental property. You could be one such investor and enjoy the benefit of Uncle Sam funding a majority of your investment and then enjoy the capital gains that comes from investing in quality residential homes. After five years you may want to Exchange it into another property, using a Qualified Intermediary in a 1031 Exchange, and defer the capital gains for an extended period of time!
